Fees to Landlords
(all fees plus VAT)
Letting Only
8% of the rent
Includes:

Promoting and listing the property on the appropriate online platforms

Conducting and providing guided property tours

Finding a tenant
e.g. if the tenancy is 12 months and the rent is £5,000 per month, the fee calculated shall be 8% of the annual rent, so the fee will be £4,800 + VAT (i.e. £5,760 total including VAT).
Letting & Rent Collection
10% of the rent
Includes:

Promoting and listing the property on the appropriate online platforms

Conducting and providing guided property tours

Finding a tenant
-
Reference and background checks on the tenant

Providing a tenancy agreement
-
Pre-tenancy checks to ensure the property is ready to let (e.g., cleanliness, smoke and carbon monoxide alarms)

Register the security deposit and collect the first rent instalment

Monthly rent collection and remit the rent received minus letting fees
e.g. if the tenancy is 12 months and the rent is £5,000 per month, the fee calculated shall be 10% of the annual rent, so the fee will be £6,000 + VAT (i.e. £7,200 total including VAT).
Letting & Property Management

Being the main point of contact for our landlords and tenants throughout the tenancy

Six-monthly property inspections

Give advice to tenants/landlords on their responsibilities

Securely holding keys throughout the tenancy term
e.g. if the tenancy is 12 months and the rent is £5,000 per month, the fee calculated shall be 14% of the annual rent, so the fee will be £8,400 + VAT (i.e. £10,080 total including VAT).
Short Letting (Inclusive of Property Management)
25% of the rent
Includes:
Letting & Rent Collect plus:

Chase and collect rent and rent arrears

e.g. if the tenancy is 3 months and the rent Is £10,000 per month, the fee calculated shall be 25% of the total term, so the fee will be £7,500 + VAT (i.e. 30%).
Tenancy Set-Up Fee – £500
(Applies to all service levels)
A fixed fee for the preparation and administration of a new tenancy, including:

Preparation and issue of the tenancy agreement

Management of tenant, occupant and guarantor referencing

Right to Rent checks

Deposit registration and prescribed information
-
Tenant onboarding and move-in administration

Compliance administration and record keeping

Liaison with all parties prior to the tenancy commencing

Serving all required tenancy documentation
Section 13 Notice – £500
Preparation and service of a Section 13 rent increase notice, including updating tenancy records and serving the required documentation.
Sale of the property to the tenant 1.5%
Where the landlord would sell the property within the tenancy agreement term.
Rent & Legal Protection

Covers rent arrears from first missed payment until vacant possession is obtained (subject to claim acceptance)

Post-possession cover of:

100% rent (month 1)

50% rent (month 3) (if property cannot be re-let due to tenant damage)

Available for new and existing tenancies (subject to referencing and policy terms)

No excess applies where claims are reported within 30 days of the first missed rent payment (terms apply)
Important Information
Claims must be reported within 60 days of the first missed rent payment. Claims reported after 30 days may be subject to an excess, and claims reported after 60 days will not be accepted.
Cover is subject to tenant referencing, affordability checks, and full compliance with policy terms and conditions.
